St. Augustine Shipyard, Florida

St. Augustine Shipyard is a flagship redevelopment by Greenwood Property LLC, representing the successful transformation of the historic DESCO Shipyard—once a renowned builder of World War II naval vessels and commercial fishing boats—into a modern, mixed-use marine destination.

Revitalized with respect for its working-waterfront heritage, the project features Category 4 hurricane-rated dry-stack boat storage, wet slips, and marina support facilities, complemented by the award-winning on-site restaurant, whose success led to tenant ownership of the property.

The Shipyard proudly holds the Florida Clean Marina Certification, underscoring Greenwood’s commitment to environmental stewardship and sustainable coastal development.

Founded by Gary Vose, Greenwood reflects decades of experience in creative financing, debt restructuring, and real estate development. Gary’s work spans complex financial problem-solving and the transformation of distressed properties into viable commercial and residential assets. His reputation is built on innovation, vision, and an ability to execute projects that deliver long-term value for both investors and communities.

Izabel Vo

Izabel Vo brings extensive experience in finance, sales, and operations to Greenwood Property LLC. She has worked directly with clients in debt restructuring and financial services, collaborated with stakeholders and executives to move complex initiatives forward, and coordinated with consultants and partners to ensure effective project execution. She is skilled at bridging communication across technical and corporate teams, ensuring precision aligns with strategic goals. Recognized as an advocate and maximizer, Izabel is valued for her ability to simplify complex problems and deliver results with clarity and integrity.

Edgar Balbin

Edgar Balbin is an accomplished executive, attorney, and certified public accountant with more than four decades of international experience in finance, insurance, and consulting. He has held leadership roles as President and CEO of Fortune Insurance in the Philippines, Managing Director of GALT International, and Senior Manager with both KPMG and Deloitte, where he led USAID- and World Bank-funded initiatives in over 25 countries. Edgar has advised central banks, governments, and private institutions on insurance, pensions, health systems, and public–private partnerships, earning recognition as a trusted authority on financial regulation and international development. Today, he serves as CFO of Lifebase Advisors, Inc. and its affiliates, including Greenwood Property LLC, where he brings unmatched expertise in financial governance and strategic oversight.

Rami Zur OLY

Rami Zur is a results-driven executive with a strong record in both construction management and international sports program development. He blends hands-on project management expertise in U.S. construction with senior leadership roles guiding global initiatives, consensus building, and stakeholder engagement across international federations. Rami has successfully developed and delivered projects ranging from sports facilities to large-scale residential as well as major international sporting events, consistently making an impact as a connector, negotiator, and operational lead on multiple continents.

Buff Parker

Vice President of Construction

Buff Parker brings decades of hands-on experience in construction, redevelopment, and project oversight across residential and commercial real estate projects throughout California and Mexico. His background includes multifamily housing, adaptive reuse, commercial construction, and complex project recovery, with extensive experience supporting developments through construction and operational challenges.

Throughout his career, Buff has worked alongside developers, contractors, lenders, and project teams on projects requiring strategic oversight, coordination, and problem-solving. His experience includes involvement in the development of approximately 160 multifamily units in Santa Ana, California, recovery work on a challenged ~180-unit apartment project in Los Angeles, and podium-style apartment construction in Mammoth Lakes, California.

Buff’s background also includes adaptive reuse and commercial redevelopment, including the conversion of warehouse space into office and commercial use. Earlier in his career, he contributed to infrastructure-related work in Cabo San Lucas, Mexico during a period of regional growth and expansion.

At Greenwood Property LLC, Buff provides practical construction leadership, field experience, and development insight that support the company’s long-term, relationship-driven approach to real estate development.

Douglas J. Floy

Vice President of Sales & Marketing

Douglas J. Floy brings more than 20 years of experience in real estate sales, residential development, land acquisition, and builder representation. As Vice President of Sales & Marketing for Greenwood Property LLC, he leads strategic sales initiatives, project positioning, buyer engagement, and marketing execution across the company’s development portfolio.

Doug currently directs sales and marketing efforts for The Paddocks Luxury Auto Vaults in Jacksonville, Florida, helping position the project as a premier ownership-based automotive lifestyle and storage investment opportunity. His relationship-driven approach focuses on long-term value creation, asset protection, and personalized client service.

Over the course of his career, Doug has generated more than $130 million in new construction sales and managed annual sales volumes exceeding $17 million. His expertise includes builder development, contract negotiation, redevelopment strategy, land acquisition, and full-cycle project coordination. Doug also serves as Designated Broker for SunTrust Properties LLC, overseeing residential and land brokerage operations
